THE TROPICANA JOURNEY & MARKET TRACTION To stay ahead of the competition, Tropicana adopted a multi-faceted growth strategy and executed the following key initiatives: Financial Resilience & Scaling a. Diverse revenue streams spanning property development, property management, recreation and resort operations, as well as property investment, providing balanced and resilient income sources. b. Adoption of a Sustainable Finance Framework to access capital for eco-friendly initiatives, including the issuance of a sustainability bond to support developments. c. Future implementation of the MHW System (“PR-PO”) will enhance efficiency, strengthen governance and transparency, enable data-driven cost control, and build a scalable, risk-resilient procurement framework. d. Commitment to agile talent management and operational efficiency, optimising financial management while reinforcing the Group’s balance sheet. 01 e. Strategic expansion into the high-growth data centre sector, through the monetisation of Johor landbank to established operators such as: • Computility Technology (Malaysia) Sdn Bhd (whollyowned by ZData Cloud Technology Pte Ltd, which in turn is an indirect wholly-owned subsidiary of ZData Technologies Co Ltd): Disposal of 38.5 acres of freehold land in Gelang Patah, Johor, for RM240 million; • NTT Data Group: Disposal of 68.457 acres of freehold land in Johor Bahru, Johor, for RM384.99 million. f. Geographical diversification across key states, including strategic investments in Langkawi, Genting Highlands, and Johor, strengthening the Group’s presence in high-potential growth locations.
