The Property Development segment focuses on the master planning and development of residential, commercial, mixeduse, and integrated projects. It also serves as the master developer for industrial parks, overseeing infrastructure development within designated common areas and infrastructure zones. In line with evolving market trends and demand, Tropicana continues to introduce a well-curated and relevant product mix, while collaborating with like-minded partners to jointly develop its landbank and unlock value. PROPERTY DEVELOPMENT All developments are guided by the Group’s 8 development DNAs and anchored on its 3 ESG pillars. Tropicana’s diverse portfolio spans a wide range of property types, strategically designed to cater to different demographic segments across its key markets in Malaysia. The Property Investment segment focuses on the development and management of retail and office spaces that support the growth of the Group’s townships and integrated developments. Originally established to complement these developments, these assets have evolved into key revenue contributors, providing the Group with recurring income. As a core pillar of the business, the Property Investment segment will continue to be strengthened through both organic expansion and strategic partnerships. PROPERTY INVESTMENT Recognising the growing importance of technology and digitalisation, the Group has also invested in its proprietary T360 lifestyle app, a comprehensive platform offering content across property, shopping, fashion, technology, travel, F&B, merchant deals, facility bookings, VP appointments, and more. The platform is further enhanced by integrated content such as the Tropicana Lifestyle Magazine, social media engagement, and the “Spill the T” podcast, delivering a seamless and engaging digital ecosystem for users. The Recreation, Resort & Hospitality segment owns and manages the award-winning Tropicana Golf & Country Resort, offering members and nearby residents a comprehensive range of lifestyle amenities, including al-fresco and premium indoor dining, spa and wellness facilities, as well as sporting options such as golf, badminton, tennis, pickleball, and an Olympicsized swimming pool. To further enhance its lifestyle ecosystem, Tropicana has introduced T Journey, its dedicated hospitality management and services arm. Established as a full-fledged platform with RECREATION RESORT & HOSPITALITY its own operating mandate and partner ecosystem, T Journey is designed to expand the Group’s short-stay and experiential hospitality portfolio while delivering long-term value to property purchasers. This initiative enhances the overall living experience for Tropicana’s residents, purchasers, and visitors by offering integrated services such as travel, concierge, housekeeping, dining, and rental solutions, reinforcing the Group’s commitment to holistic, lifestyle-driven developments. 81
